Parking Structure Repair & Restoration

Parking decks fail from the top down — water, chlorides, and freeze-thaw attack the surface first, corrosion follows, then structural damage. We rebuild them in the right order: diagnose, repair the concrete, then waterproof.

Signs You Need This

When Your Parking Structure Needs Work

Parking deck problems compound fast. Small surface failures become expensive structural repairs if ignored. If you’re seeing any of these, it’s time to scope a plan.

Delaminated, spalling, or pitted deck surfaces

Active leaks dripping onto cars or levels below

Failed expansion joints, control joints, or joint sealants

Corroded rebar visible in deck underside or columns

Ponding water from failed slope, drains, or low spots

Traffic-bearing membrane worn through, peeling, or past service life

Our Approach

Diagnose. Repair. Waterproof. In That Order.

Parking structures fail in a predictable sequence. We rebuild them in the reverse sequence — from the substrate up.

Full Deck Diagnostic

Chain-drag delamination survey, half-cell corrosion potential readings, and core sampling map the actual damage — not the guessed damage.

Structural Deck Repair

Partial-depth and full-depth concrete repair, supplemental post-tension or rebar as conditions require. Restores load capacity before any coating goes down.

Joint & Sealant Replacement

Expansion joints, control joints, and sealants replaced with long-service systems sized for the movement and loading the deck actually sees.

Traffic-Bearing Membrane

Polyurethane, polyurea, or methyl methacrylate (MMA) systems specified for your climate, traffic, and service-life target. Applied over clean, dry, repaired concrete — not as a cover-up.

How a Project Runs

Phased Around Your Occupancy

Active garages stay operational. We phase levels and bays so tenants keep parking.

1

Diagnostic Survey

Chain-drag, corrosion mapping, and core sampling to quantify damage. You get a color-coded deck map, not a hand-wave.

2

Scoped Restoration Plan

Repair areas, joint replacement footages, membrane spec, phasing plan, and total cost — all in writing.

3

Phased Execution

Work sequenced by level or bay so occupied portions stay open. Weekend and overnight work where required.

4

Documented Handover

As-built deck map, materials, warranty, and a 5-year maintenance recommendation delivered to your team.

Leaky deck, failing joints, or peeling membrane? Let’s walk it.

On-site parking structure assessment for commercial real estate owners, property managers, and municipal teams across the Front Range. We chain-drag, document, and scope a realistic plan.
